Everyone knows Bellevue. Everyone knows Kirkland. And for good reason — both markets have held their value through every cycle, attracted serious buyers, and consistently delivered on the promise of Eastside living.

But I've been doing this for 24 years and I've learned something that doesn't make headlines: the best opportunities are rarely in the neighborhoods everyone is already watching.

Right now, there are pockets on the Eastside that are quietly positioning themselves for significant growth. More inventory, more negotiating room, and fundamentals that are impossible to ignore if you know where to look. Here's what I'm seeing on the ground.


Redmond: The best value play on the Eastside right now

Redmond does not get enough credit. It remains the best value play on the Eastside, with newer construction and larger homes available at meaningfully lower price points than Bellevue. And the infrastructure story here is getting stronger. The Downtown Redmond Light Rail Station opening has transformed the city, and the job market from Microsoft continues to drive rental demand.

For buyers who want square footage, newer builds, and genuine upside potential without paying Bellevue prices, Redmond is the answer I keep coming back to.


Woodinville: Wine country with a real estate upside

Woodinville occupies a unique position on the Eastside — it is the only city that delivers genuine wine country living within a reasonable commute of Bellevue and Seattle. More than 100 wineries and tasting rooms define the city's cultural identity in a way that is tough to replicate.

But here's what most buyers miss: the property mix here is genuinely distinctive. Hollywood Hill estates on parcels of an acre or more, Wellington's master-planned family neighborhoods, Cottage Lake waterfront homes, and a growing downtown core give buyers options that don't exist anywhere else on the Eastside at comparable prices. For my luxury clients who want privacy, land, and lifestyle all in one place, Woodinville is consistently at the top of the conversation.


Issaquah: Families priced out of Bellevue are landing here

Issaquah and Sammamish are seeing steady demand from families priced out of Bellevue who want strong schools and more space. And the outdoor story here is real. Tiger Mountain Trail is minutes from the door, and the city's historic downtown has a character that newer Eastside developments simply do not replicate.

What I find compelling about Issaquah right now is that it sits at the intersection of affordability and quality. The school district is strong, the lifestyle is there, and the buyers coming in are serious, long-term owners. That is the kind of demand that sustains value over time.


What the market is actually telling us right now

Here is the context that matters for all of these neighborhoods. The Eastside's 52% inventory surge means buyers can be selective about condition, location, and price in a way that wasn't possible 18 months ago. That is genuinely rare on this side of the lake.

But here is the thing about waiting: the correction many buyers waited for did not materialize at the scale many predicted, and with inventory still lean, the structural support for Eastside home values remains intact. The buyers who are moving right now are doing so with intention and with leverage. That window does not stay open indefinitely.


The bottom line

The Eastside is not one market. It never has been. And right now, in mid-2026, some of its most interesting opportunities are in neighborhoods that haven't hit peak visibility yet.
